The Crest Nicholson Strategic Projects (CSP) division is based at our Head Office in Chertsey and has an exciting opportunity for an Associate Planning Director to join the growing and dynamic team. The CSP team manages the acquisition of strategic land, and promotes the concept of garden villages across the UK.
CSP will acquire land where we may not secure planning permission for years to come, and hence will work alongside local government on a long term basis to negotiate and eventually secure planning permission for the development of our divisions.
The successful candidate will be expected to take a lead on the project management of multiple fronts. As the ADP you will manage the planning application process of major development projects, taking responsibility for the maximisation of profit delivered and leading a team of more junior managers and graduates. You will be a sounding board and senior project lead to the team when it comes to strategy, planning, the gathering and analysis of commercial data and business development.
You will take responsibility for value creation through the acquisition and planning process and ensure that the Project Programme is clearly established and complied with. You will be working closely with the development team, working with architects and other members of the design team by setting an appropriate brief and demanding compliance with it ensuring that planning conditions and technical requirements are properly analysed and dealt with to the appropriate standards.
You will rely on your ability to establish a strong professional relationship with planning authorities and other local government bodies to proactively promote land for planning permission with a long term view. You will be the subject matter expert on new legislations and government attitudes towards planning and new homes construction, reporting to and working closely with the Planning Director. You will pass on your knowledge through your management role in the wider land and planning teams to keep them up to speed on any changes in regulations.
As the associate director you will support and assist the wider team with especially complex projects and be at hand to guide and ensure that the company strategy and timeline is followed at all times. You will be responsible for ensuring the project timelines are adhered to, and that any issues which arise are dealt with and actioned as quickly as possible.
You are responsible for maximising project profitability through exploring optimum dwelling mix, layout, master plan and strategy are appropriate and makes the best use of the land whilst also maximising the likelihood of planning consent.
You will be involved in:
- Coordinating, collating and submitting planning representations to planning consultants
- Chairing regular planning and project review meetings
- Team performance reviews and appraisals
- Proactively work on business development
- Site promotion strategies
- Leading complex projects
- Team management
- Agree programmes and cost budgets
- Negotiations across the full planning permission process
- Ensure all projects are commercially viable
The successful candidate is likely to have held a senior planning role either with a competitor, or within a planning consultancy. You must have an expert understanding of the planning process for large-scale residential developments, ideally nationally, with emphasis on strategic land. This is a senior team management role, so previous experience of providing direct line management is important.
